Pros

Moda genuinely invests in its people – professional development, wellbeing, and progression are all taken seriously. The culture is collaborative, innovative, and people-focused. Everyone is encouraged to bring ideas to the table, and leadership actually listens. As Group Head of FM and H&S, I’ve experienced first-hand the company’s commitment to quality, safety, and sustainability – it’s embedded in the way we operate, not just words on paper. Dynamic and growing business, offering exposure to some of the most exciting developments and communities in the UK. Strong leadership team who are approachable, transparent, and aligned on vision. Genuinely a place where you feel part of something bigger than just a job.

Cons

Fast-paced environment, so you need to be adaptable and comfortable with change. Not necessarily a con, but something to be aware of.

Pros

Moda’s buildings are excellent. Well presented & lovely setting to work in.

Cons

The environment is very toxic and definitely ran in a culture of fear. Highly pressurised leasing targets without a plan or direction on how to hit them. Sometimes baffling decisions such as trimming site team sizes when already understaffed. For example the resident ambassador rota didn't account for sickness or holiday when it was 5 team members which meant agency spend was excessive. Then they trimmed it to 4? It would have been far more cost effective to hire another team member with the agency cost. They had 3 operations directors in 18 months and the current one in particular is difficult to deal with. Baffling decisions and doesn't really seem to have many ideas of substance or expertise and a very poor leadership style. Some would call him a bully. The company seem to be placing a lot of faith in him and making some sweeping changes which are being very poorly received across department.

Pros

I loved my job a lot at the beginning I really threw myself Into the new building and setting myself up to be a star employee. Helped the team build up the reception team from scratch and love the constant motion of the job.

Cons

However it’s started to be evident that there is not structure at all when it comes to opening a new place, you’re kind of thrown in there at the deep end and told to survive, now we did really well with what we had and worked hard but the stress just became too much. Managers would get us to do tasks that were not at all our jobs, meetings with staff members glossed over the real problems that we were having and just told us to stick a word on a post it note about good and bad things like that would sum up something that really needed to be discussed in depth. There is also a real disconnection between sections of the building, the ‘office people’ look down on is constantly which made me feel that we were hated. I.e the office being full of laughter and happy faces until you walked in and it immediately goes silent and they all looked at you like trash. Over time the job wears you down with the constant negativity and no direction.
