I think it would be cleaver and show your entreprenurial side to respond with something like "well, that depends on if I was making the decision acting as the manager on behalf of the gym or considering the day care as a start-up on my own". From there you could go into cost per S.F, overhead costs, insurance, potential income from gym clients, etc. All the usual stuff.
