Pros

What initially attracted me to Capstone was the the excitement of the student housing market as my background was in conventional housing. The company seemed to value their employees, family, and work life balance. The freedom of not being micromanaged and Capstone being a smaller company where it's employees are not just a number was very appealing.

Cons

Capstone acquired several new properties and began expanding faster then they were able to staff properly for including have the corporate staffing support for, therefore losing sight of caring about their onsite team members and losing that concern for employees, family, as well as work life balance. Capstone is archaic in terms of technology, they are incapable of keeping up with today's student market which revolves around social media. The commission structure & bonus potential is by far the one of the worst in the industry. If you're looking for a company to reward you for staying within budget, achieving and succeeding your delinquency and leasing goals then this is not the company for you. Be sure your salary is the range of pay alone that you looking for because there is not much bonus potential period with Capstone. They will cut commission and bonus structures at any time with no notice given after of course all of your hard work is done and you have achieved full occupancy and 100% preleased. As a salaried employee you will be required to work 7 days straight 10-12 hour days during the TURN time frame yet you will not receive any type of compensation at all. No over time, no bonuses, no comp days, zero appreciation for your hard work. If I had time to be in a lengthy legal battle I'd have Capstone held accountable for these illegal and unethical wage and hour practices which are a direct violation of the Fair Labor Standards Act. I was so surprised to have been mislead and taken advantage of by the management team I had once respected so much. HR is by far the worst I've ever encountered in any company I've worked for. The lack of knowledge and professionalism by the HR department is awful. It's very disorganized, getting responses back was always an issue. Once your property is for sale they no longer value you as being an employee at all. It's a terrible process just to try to get your questions answered, information regarding benefits, owed monies, and bonuses which they will not answer when you are an employee it's something you will have to question and be given the run around for months after the sale once you are no longer employed by Capstone.

Pros

This job allows for a lot of free time. When not helping residents, Community Assistants can read, work on homework, and even watch Netflix.

Cons

Lately, the Management has been getting stricter about what students can do at the desk. They have started to develop the mentality that Community Assistants should always be working, and they have started micromanaging. Also Community Assistants are required to work one "grave yard" shift per week from 12:00-3:00 AM or 3:00-6:00 AM.

Pros

If you have a good local management team and fun coworkers like I was lucky enough to have, you WILL have a fun job. I made some great friends and I have a lot of memories from this job. It also gives you a very basic understanding of sales. But the job usually gives you a lot more freedom than you would have compared to a normal college job. Also the hours are flexible.

Cons

The biggest flaw by a mile is the corporate management. They pay community assistants minimum wage and $30 per lease. This is far lower than ANY apartment complex in my college town of well over 20 complexes. Also, they offer no rent comp (which most complexes offer), and you will NEVER get a base pay raise regardless of how long you work there. I worked there for 1 1/2 years and was consistently one of the top leasers yet still got the same base pay as someone who is brand new or someone who sucked at their job. How do you explain being one of the most expensive properties with a staff that has out-leased all but one property in town but still continue to grossly under pay them?
