Pros

The company develops impressive communities in large markets. There are also many strong employees in key areas, but their contributions are often marred and go unrecognized due to poor management structure and a dog-eat-dog culture.

Cons

Carmel's structure changes every year. Each fund usually cancels past efforts in order to concentrate on initiatives that are unthoroughly planned, poorly communicated and usually a troublesome idea. Carmel was once a company with a strong Residential Management Department, but after lacking experienced leadership, this once-great department is being outsourced, causing further turmoil in what was previously a great company. This all boils down to what is felt as shaky foundation for a company that was once a great place to work for.

As you mentioned, Carmel seems to be in a state of constant change which is not unique to the real estate industry. Learn a lot in detail and high expectations, smart people

Cons

most people get promoted when they are frustrated and looking for other options - doesn't help them be better leaders. Advancement dependent on visibility over performance, Seniors are hands off
