Pros

Edward Rose and Sons sets a prime example of the type of Property Manager and Leader that you do not want to strive to be! During my tenure, I have been able to adapt to the high turnover rate of employment at site and corporate level, which this company is notoriously known for. With the ever-changing demands, personnel, and unrealistic standards, I feel like if you can survive Edward Rose, you can excel and truly make a difference in any future endeavor.

Cons

Have you ever heard of the "honeymoon phase"? This company puts their best foot forward when it pertains to hiring. Don't let their shiny exterior lure you into what lies beneath. Unfortunately, it only takes one toxic Regional to destroy teams and reputations, only to boost their own. After personally working directly with this Regional, it is inexplicably clear that they are only looking for a "yes-man" to appease them. You should never be made to feel like a problem or an inconvenience when seeking direct support in your role. You should be made to feel valued and safe, but this couldn't be further from the truth. With someone so consumed with their own image, I urge them to look into the mirror and start with bettering themself, if at all possible. If you are seeking a workplace where you will be treated fairly with your peers, think again. There were several instances where others would get specialized treatment and additional benefits, creating a harsh double standard. Just because someone is higher on the corporate ladder, that should not make them immune to company policy. If you are excited to use your PTO as a part of your hiring package, expect to be made to feel guilty for using it. With how micromanaging this Regional is, be prepared to stay up until the early hours of the morning to meet their unattainable goals. If you are ready to join a team to make a difference in a community, there will quite literally not be enough hours in the day to do so. When your direct supervisor has a known reputation of being unresponsive for weeks or months on approvals, it makes it all too convenient to pass blame on to others, rather than taking accountability for their own faults. For a company who boasts about having deep pockets, it's a shame this does not reflect in their apartment turns and property maintenance. Who do you think receives the brunt of complaints when a new move-in receives an overpriced, lackluster apartment, that could simply be avoided if cosmetic upgrades and improvements were implemented. It is extremly difficult to bring a positive change to a community when senior leadership truly does not comprehend daily operations and resident needs on a site level. However, as long as the bottom line is met, it's abundantly clear that nothing else matters. With the never-ending unrealistic expectations, they are more concerned with you staying on top of excessive weekly reports and paperwork than handling resident concerns or building upon your team's morale and future education to advance within the company. I have lost count of how many employees have either resigned, quit, or have been fired, all under one Regional’s "leadership". It is such a shame to think of all of the wasted dedication and talent that have been disregarded like trash. It begs the question of how many future losses this company will take before this will finally be investigated. Sadly, it is more than likely that they will simply turn a blind eye to avoid taking responsibility and doing right by their employees and residents.

Pros

Benefits and pay are reasonably good.

Cons

Very old-fashioned work environment with a restrictive dress code. New rules for prospect follow-up make the position feel more like telemarketing. Expectations have become increasingly unrealistic from the start. Managers are chaotic and often can’t be found when needed. Leasing staff are also required to work alone on weekends which feels unsafe.
