Pros

The position gives you a chance to learn quickly and gain hands-on experience in many areas of property management. Mileage reimbursement is provided, and the benefits package is reasonable. You’ll meet some kind coworkers, tenants, and contractors who make the day-to-day more pleasant.

Cons

Communication and professionalism within certain departments, particularly underwriting department, can be inconsistent and discouraging. The approach can sometimes feel dismissive, and collaboration is not always constructive, which makes it difficult to build trust and work effectively as a team. Sensitive staffing matters are occasionally discussed in areas where they can be overheard, which can create tension. There is no dedicated HR function, making it challenging to address workplace concerns in a confidential and neutral way. The position often involves travel to a wide range of neighborhoods and properties, yet there is little formal preparation or training for these visits, especially in "unsafe" neighbourhoods. You may encounter challenging tenant situations or properties that are not well maintained. Systems are outdated and heavily manual, which slows down work and increases stress. Employees are sometimes given additional responsibilities without a pay adjustment. Compensation is on the lower end for the workload and responsibilities, making it difficult to view as a sustainable or livable income. There is also regular encouragement to request high rated online reviews from tenants, which can feel uncomfortable and not entirely organic. Turnover is high, and the constant staffing changes impact stability and morale.
