Pros
Everyone is willing to help; even at other properties within the company, you just have to find your tribe and ASK for help! ( I cant tell you how many times I did not have a problem telling my CM and RPM I didnt understand something and needed assistance. They ALWAYS found someone more experienced who could help me) -Quarterly bonuses for ACM, CM, and Service Managers. -Family like atmosphere and company -These people seriously do not believe in firing you, UNLESS YOU FORCE THEM TO!!! They will work with you and provide you any outlet you need to make your work/life balance less stressful. (We are all human AND adults! Life happens, kids happen, family happens, and Simpson DEFINITELY understands that!!) -The RPMs and higher take the teams out to lunch/dinner when they visit, and if you have a great CM they also do the same every other quarter (and I love to eat so there you have it!) -Discount on rent for living on site -Depending on what region you reside there is room to grow or if not in your region, there is room to move AND receive promotion in other parts of the country. -I had to resign from the company in 2023 due to them not having a linear or higher position for me where my spouse and I were moving; however, to this very day I still remain in contact with all my previous colleges and upper management. -If you're a great employee and have to resign for good faith they WILL find a way to get you back! -They provide mental health days! -Their benefit package is the best i have EVER seen for a mother with dependents!! -when it comes to pay and you feel like you deserve a raise outside of review time, TELL THEM!!! THEY WILL LISTEN! And if they are unable to meet your request they will either tell you why, or counter offer, or both.
Cons
-The ONLY con I had working at my particular property was budget. We were being managed by Simpson and another portfolio company. That company was over our budget, and as a result alot of strain was put on employees because we seriously had to get approval from three people if we need to spend over a certain amount and if all three of those people arent available at the same time then guess what, you wait. And that waiting is sometimes in regards to emergency repairs so now you have disgruntled tenants, staff that's stressed trying to explain to the tenants why the issue isn't resolved, WHILE trying to find out the status of the approval, WHILE trying to maintain the emergency until approval. -Also, in regards to the above comment, payments to vendors also had to be approved by three people so guess what that did. Caused vendors to drop us, put us in collections, or stop working mid job until the previous jobs were paid (I cant tell you how many times THAT happened). Because it takes 30-45 days to receive your check once the invoice is processed, because after the invoice is processed, now the three people have to sign off on it, and if one person doesnt agree or questions it, then you have an even LONGER delay! -Security could have been ALOT better. Since I left they HAVE integrated the systems I tried so desperately to have approved while I was there because crime was on the rise in our area. Well, by the time they got the new system, it was too late. (BUT I will say I truly miss my property, because noone ran it like the team I was with!) Please be mindful this ONLY applies to certain properties within Simpson, not all!
