Pros

You can take as much time off as you want due to your 1099 status. You're basically in business for yourself. So if the kids have a doctor's appointment or you have to meet your child at the bus stop every day after school, you can do that. Also, the commission rate there is larger than at other brokerage firms. At KW Commercial, a sales associate makes 64% of the commission earned. They tell you it's 70% when you first get hired but after they take out their administration fee it's really not.

Cons

Because of you're 1099 status, you get nothing for free there; i.e. there is a montly charge for your office, office supplies, CoStar, insurance. So if you have nothing in the pipeline, you're making no money and on top of that you're paying the company a pretty big chunk of cash each month to work there.

Pros

Independence and freedom to design and execute your business the best way that you see fit. Excellent work environment with some of the nicest people I've worked with. There is also a great deal of help when its needed and you get the backing of a very strong company. If you enjoy working referral business this is one of the best places to work as referrals come in almost daily. The only issue is (see cons...)

Cons

This is not a brokerage platform that can compete with any professional commercial brokerages. I would rate it highly compared to other residential firms that tack on commercial operations but KW brands the division like the larger players yet fails to provide the platform and support to truly "hit stride" in your business. This is not a fault of the people running the office but rather an unavoidable consequence of the top-down corporate model that doesn't allow for otherwise excellent operators to provide the requisite set of tools to help their commercial brokers succeed. If you want to work at a brokerage you will have to pay a cut... the idea is that you are able to complete more deals as a result of the platform you are paying to be part of. The cost-benefit isn't quite there yet but it does have potential.

Pros

I love their mission statement: Powered by a mission to help real estate agents build careers worth having, businesses worth owning and lives worth living, Keller Williams Realty now stands as the largest real estate franchise in the United States. MONEY: Commercial real estate is one of the highest paid professions in the world. Great for real estate agents switching from residential to commercial. TRAINING is the number one reason I would recommend. During the training you learn about every major commercial property type, each of the common transactions, their roles in executing each transaction, the financial calculations commonly used in commercial real estate, the tools they’ll need for success, and the people they need to get to know to be successful. Upon completion of training you have the necessary knowledge to begin building your practice and earning money in commercial real estate. With almost 80,000 associates and 700 offices, the company’s unique business models and systems are based on a belief that the company exists to support its agents, which is refreshing in the real estate business.

Cons

You really need to want to do real estate full-time to be successful with KW Commercial. There is a lot of homework during training. Commission based (if you are not used to commission)
