Don't Work Here...Just Don't

Pros

I think the owner of the company is truly an asset to the Radco brand. I cannot say a bad word about him. He is very personable, came from humble beginnings, and built an empire. Very charismatic and means well. Their renovated product looks good.

Cons

While the owner is a very smart man, I will say he does not employ the best people. There seems to be a specific club you have to be a part of to work at corporate. If you know the right people, you can get in up there even if you don't know what you're doing. Communication from corporate to all of Radco's properties and the employees that staff them is non-existent. These college real estate majors in the land acquisitions department who have never worked on a property in their lives buy crappy properties (understatement) and then the regional managers decide to hit the current residents with 12% renewal increases after the acquisition and then expect on site staff to keep occupancy up and get absolutely berated and picked apart if they don't. You cannot expect people to stay on your property when you hit them with a 12% increase and the majority of renters in today's economy are spending half of their paychecks on rent. Micromanagement with the regional managers is absolutely outrageous. They make unrealistic demands, comb through every single thing you do, stand over you, use deprecating language, and team morale just goes out the window. There is no consistency whatsoever across the board. I signed on the dotted line for a job description that was false. There is a reason they have such a high turnover rate with employees. In the last two months, the Senior VP, VP of Construction, Regional VP, HR Corporate Talent Manager, 5 different property managers, and countless leasing professionals have quit. Literally, people in positions at every level of the company have quit. That should be a great indicator right there.

Pros

Great Benefits Package- 100% of FT employee premiums are paid for by the company. Salary range is very competitive.

Cons

Radco is consistently firing people at the corporate level and "restructuring" the company. This is indicative that people are losing their jobs because we haven't made a profitable acquisition in several months. The money we were supposed to obtain for new acquisitions has run out and they are firing people to get rid of "overhead." The company is so new that they are not consistent with policies and procedures. There is no training program in place to help new hires be successful in their new positions. The "Learning Program" currently being used is a joke. We roll out new soft-wares, policies and programs without full knowledge of the system. Instead of fully training on the systems, we watch webinars to help with the new information. The lack of communication from the corporate level to the site level is severe, and the site teams are never included in any decision making. Additionally, there is an apparent group of "favorite" employees, and if you do not conform or look the part, prepare to be isolated. The focus on the way employees look is disgusting. With the exception of Mike Brewer and Norman, I do not enjoy working for anyone within upper management.

Fast growing company with good benefits.

Cons

Massive turnover due to both employee dissatisfaction and their ability to fire at the drop of the hat. Terrible leadership from the CEO with disastrous decisions that cost the company high quality talent and financially. The bad name that this company is getting as a result will have a lasting impact. Vendors often have to wait months to receive payment. Work on building longevity with your employees and firm up HR practices.
