We are thrilled to announce that Dave Ohlrich has joined the AION Management family as our new Chief Operating Officer! Dave began his real estate career in 1987 and has overseen multifamily assets in markets across the eastern United States. He holds extensive expertise in leading operations and capital investment projects for diverse multifamily asset types, ensuring that properties’ revenue milestones are achieved through effective operational strategies, restructuring property management processes to address operational gaps and improve efficiencies, instituting accountability programs to assess performance, managing due diligence for acquisitions, generating detailed business plans and financial models, and implementing improved risk management, insurance, and supplier relations processes. Dave has served in executive roles at organizations including Bonaventure, Avenue5 Residential, Kettler, Federal Capital Partners, NVR, and Equity Residential. Dave received his MBA, and Bachelor’s degrees in Architecture and in Engineering, from The University of Michigan. We're thrilled to have Dave on board. His vast experience and innovative approach are already bringing fresh perspectives to AION. We're excited about the new heights we'll reach together!

Our AION Management team had an incredible time at NAA's Apartmentalize in Philadelphia! The event offered it all: a vibrant trade show floor, informative sessions, and excellent networking opportunities. Our team enjoyed exploring new industry solutions, gaining insights from thought leaders, and strengthening bonds during downtime. The highlight was the unforgettable party at the Philadelphia Museum of Art, blending culture with connections. AION thanks NAA for a comprehensive and engaging conference that perfectly kicked off Summer 2024!
Celebrating more April AION Promotions! Nataly has been such an asset to the site since she was hired. Her hard work and dedication made our decision to promote her a no brainer! She is funny, kind, and best dressed in the office! We are so lucky to have her on the team. Congrats on this well-deserved promotion! Charisse started with AION as a temp in June of 2022 and due to her impeccable work ethic was promoted to full time by September. Since then, said has never wavered and only showed more promise as time went on; exhibiting natural leadership, professionalism, and a positive attitude. Notable examples are serving as an unofficial mentor to the less experienced leasing associate, following up with the maintenance team on scheduled projects in the absence of REM without prompting to ensure nothing slipped through the cracks, coming well prepared to all staff meetings with any pertinent leasing information, to name a few. Though the site works as a team on most aspects, I would be remiss if I didn’t mention her contributions to all 3 metrics of occupancy, delinquency, and renewals; a driving factor in increasing its stagnant 92% occupancy to pushing close to 96% today with 95% trend, mitigating delinquency calls and ensuring timely payments within her power, and since the start of her AREM training program at the beginning of March shown REM in 30 of the 90-day timeframe that she is more than capable of handling her upcoming duties, allowing for an early promotion!

Celebrating our March & April AION Promotions! Jamila was promoted to Regional Real Estate Manager of Maryland from Real Estate Manager at The Ridge. Jamila has proven her abilities by always being there for anyone who needs assistance and guidance. She is a team player; her property has consistently performed, and she is fully committed to the success of her team and her peers. We are excited to have her step into this new role to expand her skills and grow the entire MD region! Nyasia was promoted to Real Estate Manager from Assistant Manager at Parc at Cherry Hill. We are thrilled for Nyasia to take the role of REM. She has been with AION For years and refuses to fail or give up no matter what obstacles she faces. She is hard-working with a huge heart, and we know she will do amazing things in her new role! Caitlyn was promoted to Real Estate Manager at Cherry Hill Towers from Real Estate Manager at Parc at Cherry Hill. She started at Cherry Hill Towers and found her way back home. Everyone who knows Caitlyn falls in love with her personality and determination. We can't wait to see what she accomplishes in her new role! Angela was promoted to Regional Real Estate Manager from Multi-Site Real Estate Manager. Angela was a multi-site REM for 3 properties. She has been with AION since October 2017. She is the go-to team member and has always strived for success in not only her position but also to assist others. We are so proud that she has reached her goal to become Regional!
From Keys to Cans, We're Unlocking More Than Just Doors! As a part of AION's Community Engagement and Services Initiative (ACES), members of our AION team took a trip to the Food Bank of South Jersey to lend a helping hand to the local community! Together, we sorted over 100 boxes filled with nourishing snacks, grains, proteins, and so much more! Did you know that The Food Bank of South Jersey distributes an astounding 22 million pounds of food each year, That equals out to roughly 18 million meals for families and individuals who face food insecurity! We want to give a shoutout and a huge thank you to the members of Food Bank of South Jersey for opening their doors and allowing us to play a role in making a difference in the lives of those who need it most!
