      I haven’t experienced many cons in my time thus far. I would say though, there are a lot of different properties since Greystar is so large, so your experience may vary. However, I have been very happy with my experience.

      Pros

      There is a certain feeling of prestige when working for Greystar and it looks great on a resume. The largest property management company in the world has lots of opportunities for you to work wherever you’ll be happiest. The employee discount structure is far better than in the past, and the healthcare benefits are the best in the business in my experience. Searchable SOPs, mentor programs, fun day, training opportunities, etc.

      Cons

      Where do I begin? You better hope you have a good regional & director, or you’re going to be miserable. You’ll likely have to pay for any credentials you want out of pocket - there’s no support for continuing education in any way. Pick your portfolio carefully. Once you’re in a bad one, you’re stuck. Don’t think that you’ll be free to transfer out after your six months either. They’ll always find a way to keep that from happening. Pay is laughable compared to what you’re forced to deal with and the expectations placed on you from upper management.

      Commission structure, apartment discount and benefits are really good.

      Micromanaging is an understatement. The Sr. Regional manager and the regional manager were very overbearing and if you didn’t suck up to them, they would do everything to make your job a nightmare. Greystar would also force mandatory fees on new move-ins even if the fees were new and weren’t there when the resident applied. They raised rents 40% or more, they charged residents for everything so it made you wonder what the rent money actually paid for. There were apartments with SEVERE mold problems and the company refused to pay for proper repairs and just cleaned the walls, floors and ceiling and painted. None of the tenants could get their mail because the mailboxes were broken and the company refused to pay to have new mailboxes installed. Working there was so stressful because residents constantly complained about the condition of the apartments and the price of the rent that clearly didn’t go towards maintaining the property.

      Pros

      Greystar provides a valuable platform for gaining experience in property management, particularly for those working in high-end communities. Access to valuable industry events like the WMFHA Emerald Awards and excellent corporate training sessions. There are great options for health insurance, a matched 401(k), and paid time off.

      Cons

      The employee housing discount program has significantly diminished in value. Previously, on-site employees could receive a 40% discount at their community or 20% at another. Now, the 40% discount is capped at one team member per 100 units (rounded to the nearest hundred). Once the cap is reached, employees cannot even access the 20% discount at their property and must relocate to another Greystar community for any benefit. The discount also now starts after the first full month of tenancy, further delaying an already reduced benefit.
