Pros

Onsite teams are amazing when they have proper leadership and someone who cares! Bob was the string that made so many stay for so long.

Cons

Almost 9 years of mental abuse from a company that worked to take my soul and sanity. Nothing you do will ever be enough. Respect is not something this company believes in. When you decide to leave the upper management will work hard to destroy your character and all the blood, sweat, tears, heart and soul you put into this company. It took me a year to finally get my confidence back after the owner destroyed me.

It is important to give credit to this VP. She was an amazing property manager over 10 assets but was unable to develop her teams beyond her direct oversight and control. Leadership is defined by how well you evaluate, train, develop, and grow your teams. This VP served PEM very well during a time when we were growing and 1031 exchanging our portfolio from Class B/C assets to Class A. Challenges arose when we started to hire high quality Community Managers with Class A experience, which challenged her ability to control everything. Being a geographically dispersed company, PEM requires strong leaders at each asset to operate its communities, without the need for RM’s and VP’s to fly in to oversee every challenge that exists. We look for leaders that hire well, look ahead to prevent challenges, and support growth. We try to avoid hiring fire fighters, that poorly lead day-to-day, but want to show up to fix preventable fires. After 31 years of successful growth, from a duplex in Detroit to over 25,000 apartments in 14 different states, PEM has had to adapt over the years. Strong leadership is not an option when so many families count on us for the safety and care of their homes.

Pros

Had some good co-workers and it was fun to complain about the company with them.

Cons

Poor leadership and it starts with the CEO. I would not trust him. PEM has had a lot of turnover over the last several years. Too much micro-managing going on that barely any true work can get accomplished. The benefits at PEM Real Estate Group are less that adequate. The cost that employees pay out of pocket is absurd. Of course this does not affect any of the employees in a management position (and a few select others) because they get their benefits paid for. I have never seen a company do this.

One of the most unique qualities of PEM is that we are a team focused on our residents and our investors. PEM is not just a management company that “property sits” as asset for the owners until they want to sell. We are an ownership company that buys very nice apartments for the long term and carefully manage our communities for the thousands of families that count on us to provide a safe, clean, and well-maintained home. We are not for everyone. We have high expectations because we believe that we are Stewards of the responsibility of maintaining the homes and financial investments of so many families.
