Pros

At Bozzuto you will gain the experience in property management that you can get mostly anywhere else, but what was outstanding about the company in general was: -Mostly dealing with consistent quality/sophisticated owners &clients. -Exposure to various reporting/compliance requirements for multiple owners. -The support staff in the main office (Accounting, Compliance, etc) were nice. -The Bozzutos themselves and most of their partners are very nice and genuine people. -The time off/benefits package was very competitive

Cons

Read the other less favorable reviews and you will see that many people have had less than stellar experiences with the company that are mostly attributable to the middle management. Regrettably this is no accident, and while some of those reviews detail perhaps some one-off situations, there are some consistent themes here that have not and probably will not change. The most prominent detractors are: -Incompetent leadership immediately below the ownership and above the regional level. A number of people were promoted not because of their competence, but more likely because they are part of what can only be described as the "inner circle" of senior management. -Bullying and scapegoating by the "inner circle" members is unchecked and rampant. If you are not a part of the club, you are dispensable when those same smiling folks who control your career development and overall fate at the company find themselves in hot water for a catastrophe of their own making. People routinely get thrown under the bus for the shortcomings of the dead wood. -They do not fire bad employees, but instead move them around to other sites for someone else to deal with the firing or the messy cleanup. Often this results in what someone else should have dealt with long ago becoming a headache or career-ender for the recipient - take your pick. The bus will always be at your heels and ready to roll over you to cover the incompetence of others. -They do not get rid of bad clients until it is too late. There is always a lot of talk about “we will talk to so and so and rein that person in...”. And it’s just that - talk - which is cheap. No action. They would rather burn through managers than give up making any money that might feed into the senior management bonus pool or their fancy leased cars. And for anyone aside from site management there are no bonuses. -Contrary to what anyone may tell you, their business model is only about them. Not their clients. It is about putting their logos on everything and claiming it adds value for any number of nonsensical reasons. It is about a perpetual fashion show of pretty people and pretty pictures of them to make up for the skills gap. -Lots or pressure to “drink the Kool-Aid”. But for what? The “Bozzuto Way” is nothing but a repetitive parroting of the phrase “customer service” and trying to just “nice” bad situations to death at the expense of the people that have to deal with them. -Being nice to people is a great thing to incorporate into ones business model, but even a broken clock is right twice daily. They are a one trick pony act in that sense. It could be said that Bozzuto is a marketing company and nothing else, and sadly that is the reality anyone with real skills will realize over time. Because the truth is that they don’t really do anything special or well vs. their competitors. -You will be expected to beg vendors to contribute to the annual awards dinner, which leaves you beholden to those same vendors. A company this big should either fund their own events or decide to just forgo them. It’s tacky, tasteless and cheap never mind possibly unethical in the eyes of some clients. -There are conflicting agendas abound within the company. This directly feeds and encourages the bullying and catty behavior that one will presumably experience at all levels of the company aside from at the ownership level. -Work-life balance is a joke. Try taking an uninterrupted vacation. It won’t happen! If you are capable and talented, then your “reward” over time is that you will be given more and more work and no one will care about your environment or workload until something blows up. The knives will be out and your life will be miserable as a result.

Pros

Decent introduction to real estate industry, made good friends during my time, building relationships with residents. Good PTO accrual policy (however you will be made to feel guilty about using it)

Cons

First off, let me start by saying how confused I am by all the glowing reviews on here! The few critical reviews I read were far more indicative of my experience at Bozzuto. Below I have expanded on some of the concerns I had, many of which echo previous employees: 1. The Basics: Pay is alright for entry level.. definitely more on the lower end though. And don't be fooled by the bonus structure its practically non-existent. PTO is generous but you are unable to actually use any time. You will be told that you must be here at least 3 weekends a month. Sick and need a day off? Too bad... if you're scheduled to work you HAVE to work. No ifs, ands or buts. Extremely toxic and controlling environment with no room for creativity. 0% Marketing maybe 5% sales (if you can even call their coercive techniques selling...) and 95% property management. 2. Favoritism: You see it everywhere at Bozzuto. Promotions are decided far ahead of time, before the position is even posted. Managers get all the praise for a property's performance when it is the SMA doing all the work. That being said, if the property performance is poor, it is ALL the SMA's fault. Bozzuto raves about its culture, but I felt as though I was back in high school on numerous occasions. Grown adults 10 years my senior gossip about their employees and if you aren't all in on Bozzuto, you will be ostracized. Managers are on such a power trip, it truly reminds me of the Bourgeois and the Lower Class. SMA's receive little to no respect, when we are the ones working holidays, weekends, and odd hours. Managers excuses are "well we were all in your position once"... You'd think that would make them more empathetic and understanding? Not in the slightest. I understand this is what you sign on for with the job, however the way it is manipulated for the benefit of the superiors is so corrupt it sickens me. Lastly, the men at Bozzuto whom I have interacted with lack basic morals. I have been hit on, spoken to in certain ways, and been made to feel extremely uncomfortable on more than one occasion by the men at this company. If you are standoffish or dismissive to these actions as I was, they will gossip and spread rumors in a way I have not seen since middle school. 3. Emotionally Abusive: Not only did I feel abuse from residents, but from management as well. Reading the job description I had no idea I would be yelled at on a semi-daily basis by residents for things that weren't my (or Bozzuto's) fault. Oh but wait -- the customer is ALWAYS right. This archaic mentality made me feel so incredible devalued and disrespected. The fact that Bozzuto doesn't have a system in place for these interactions is of great concern. You are expected to sit down and just take responsibility for everything. Managers pawn off all the dirty work to the SMA and often criticize them for how certain hostile situations were handled. There is no 1 way someone is "supposed" to act when being verbally abused and I think critiquing someone on what was done wrong is insensitive and demeaning. No one should be treated this way. I can't speak to all management/ offices, but in mine you can expect to be micromanaged, and constantly criticized. The managers can do no wrong but the SMA is a babbling idiot... Many of my fellow SMA's were extremely smart, went to good colleges and were super involved. However in our positions we were made to feel like trash because we couldn't sell like robots. They do not care if you are a kind individual - all they care about is you following their rigid, cheesy sales techniques which completely lack empathy. I left every day feeling so emotionally drained. It is the least rewarding job I have ever experienced - literally and figuratively (yeah the commission is completely non-existent) In my first job post college I hoped for a mentor, a company I could be proud of and grow with. While I don't regret my time because of the friends I've made (all of whom have left for similar reasons) I truly wish there was more clarity during the hiring process and while I was doing my research. Please anyone reading this, if you are an empathetic, creative, dynamic and excited person -- don't work here. They'll turn you into an emotionless robot.

Pros

I really wanted to leave a good review, but after some years away and hearing how much one particular department head has talked down about myself and another colleague I’ve decided to be candid. Pretty decent name in the real estate realm, but as a general contractor they’re still small. Weisner was a top notch President. Cool office environment.

Cons

Where do I begin? To start, Tom and Toby were so busy writing memoirs and spewing out “open letters” on any political matter or hot news story that they forgot their own employees. Not much in the way of professional development. No bonuses, but hey how about an annual fishing trip and golf outing? News flash, not everyone enjoys those activities. Easton leasing was a sham, and consistently jammed overpriced rental tools and equipment down the projects throats. Boring work load; apartments and condos get dull quickly. Cookie cutter work. Expense reports were silly; here, go spend your own money and maybe you’ll get a hard copy check in a few months. Direct deposit was a foreign language to them. Some of the subcontractors were sub-par quality and highly unsafe, yet they continued to use them as they had friends in the C suite. High school clique mentality; you better buddy buddy with one of them or you’ll be pigeon holed your entire career.
